There may be a requirement of three to four types of housing for a company, about three to four villas for the top management personnel, 15 to 16 luxury apartments or villas for the second-rung work force and other housing facilities for the lower-rung personnel. Besides there is also the tallest building coming up in Kochi at Kaloor by the Muthoot Group which will provide another one lakh square feet space for IT.

The Techno polis at Cochin Special Economic Zone has about 2.6 lakh-square feet area for IT and IT-Enabled Services (ITES), which is yet to be allotted to companies. Though this accounts for only a small portion of the 103 acres of the CSEZ, it is likely to take the lead in exports from the zone. The zone's benefit of import concessions for other manufacturing units is not needed for IT units as the import concerns have already been taken care of. Smart City or no smart city, the IT boom is for sure, said a builder. There is a big hue and cry about paddy fields being filled up.

But the fact is the district will do better if such spaces are made available for sprucing up the housing infrastructure, since no cultivation is taking place, he added. Getting the scent, the big names in real estate and in construction industry from north India and other southern States have more than warmed up to Kochi. Qualified IT hands in the State, who had been going elsewhere to build their career can be assured of finding employment appropriate to their qualification right in their home State.

Builders of Kochi flats believe that Kochi is likely to go the Bangalore way in its growth to meet the demands of the growing industry here. However, real estate observers believe that the planners have to learn their lessons from the experience of other cities in terms of the various bottlenecks that they have faced in their run-up to meet the demands of the industry.

Sound planning and extending the reach of the city to the outskirts will be a more practical approach to meet the increased demand. At the same time providing a number of entry points into the heart of the city is also necessary,
